Clear Your Condo Storage Locker Before Winter: A Metro Vancouver Cleanout Guide

You open the cage, flip on the corridor light, and there it is: boxes stacked to the ceiling, a mattress leaning sideways, damp cardboard on the concrete floor, and that lamp you swore you would deal with last spring.


If you own or live in a condo across Metro Vancouver or the Fraser Valley, the building storage locker is easy to ignore until fall. Then the wet season starts, the board sends a year-end cleanout notice, and holiday guests are about to arrive upstairs. Suddenly that overflowing locker is not just clutter. It is damp cardboard, possible mold, and a space you actually need back.

Why fall is the right time for a strata locker cleanout


Underground lockers get damp. Many Metro Vancouver condo lockers sit below grade, near parkades, with limited airflow. When October rain rolls in, humidity climbs. Cardboard softens, fabric holds moisture, and old mattresses and upholstered furniture can start to smell or grow mold. Clearing soft goods and damp boxes before the worst of the wet season protects both the locker and the items you want to keep.


Boards and managers send cleanout notices. Strata councils often push year-end cleanouts, fire-safety checks, and "nothing in the corridors" rules before the holidays. A locker that spills into the aisle, or items left beside the garbage room, can turn into a notice or a fine for the owner.

What usually ends up in a condo locker


Every building is different, but the same leftovers show up again and again:


  • Old mattresses and box springs that never made it to the curb
  • Broken dressers, chairs, and particleboard shelves
  • Cardboard moving boxes that absorbed parkade damp
  • Seasonal décor you have not used in years
  • Dead TVs, computers, cables, and other e-waste
  • Paint cans, solvents, and leftover renovation supplies
  • Rolled rugs, lamps, and "maybe someday" furniture

  • You do not have to sort every item perfectly before the crew arrives. A quick keep / donate / recycle / dispose pass is enough to make the haul faster and keep more out of the landfill.


    Step 1: Check your strata rules before you book


    Condo buildings have rules that a house garage does not.


  • Book the elevator or loading bay if the crew will move large items through common areas
  • Ask about protected floors and hallway padding, many buildings require them
  • Confirm parking for the truck and how close it can get to the elevator or parkade entrance
  • Do not stage junk in corridors, stairwells, or beside the garbage room overnight
  • Check whether the locker itself has any size or fire-safety rules from the strata bylaws

  • Share gate codes, fob instructions, and the locker number with your quote request so the crew is not stuck at the parkade gate.


    Step 2: Pull everything out and sort on the spot


    Work from the back of the locker forward so you are not climbing over piles.

  • Items you still use every season
  • Sealed bins that are dry and labelled
  • Anything sentimental you are truly ready to store properly upstairs or in a dry bin

  • Donate or reuse when possible


  • Clean, working furniture such as chairs, small tables, and shelving
  • Lamps and décor in good condition
  • Kitchenware and household goods that still work

  • Recycle when possible


  • Metal frames and scrap
  • Cardboard that is dry enough to recycle
  • TVs, computers, and other electronics through proper electronic disposal channels

  • Dispose


  • Damp or moldy cardboard and soft goods
  • Broken particleboard furniture
  • Stained or damaged mattresses
  • Bagged household garbage mixed into the locker

    Step 3: Set aside hazardous items and call ahead


    Paint cans, solvents, chemicals, and propane tanks need special handling. Do not bury them under boxes and hope for the best.


    Set them aside in a clear spot near the locker door and call ahead so we can tell you what we can take and what needs a different drop-off. Do not leave hazardous materials in common areas or in the garbage room.


    Step 4: Book the pickup around building access


    A smooth condo locker haul comes down to access, not just volume.


  • Book the elevator or move slot with the strata or building manager first, then book the pickup around it
  • Send photos of the open locker and the path to the elevator or parkade exit
  • Tell us about stairs, narrow corridors, and how far the truck can park from the door
  • Mention whether the locker is a cage, a solid door, or a shared storage room

    Step 5: Decide what stays in the locker for winter


    Once the junk is gone, be intentional about what goes back in.


  • Use sealed plastic bins instead of cardboard in damp parkades
  • Keep soft goods and paper off the concrete floor
  • Leave aisle space so you can reach items without unpacking everything
  • Label bins by season so December décor is not buried behind summer gear

  • A half-full, organized locker is easier to live with than a wall of mystery boxes.
