What to Haul So a Metro Vancouver Rental Is Empty for a November 1 Walkthrough
The moving truck is booked for the last weekend of October. The lease ends on the 31st. Keys are due the morning of November 1, and the next person already wants a walkthrough. Still in the suite: a couch that will not fit the new place, a mattress with a stain along the edge, two nightstands, a box of hangers, and a balcony chair wet since the first October storm. Late October in Metro Vancouver is move-out week with rain already falling, and the clocks fall back on the same Sunday a lot of people hand over the keys.
This post is the leftover pile: furniture, mattresses, and the stuff you are not taking, booked out before move day so the unit is empty for the walkthrough. A late-September lease plan is covered separately in our late-September apartment move-out guide. The owner side, after the keys are already back, is covered separately in our fall rental turnover guide. What to clear before the moving truck is covered separately in junk removal before the truck arrives. Furniture that will not fit an elevator is covered separately in how to get rid of furniture from an apartment.
Why the last week of October is the move-out window
The rain is already the weather. A mattress on a balcony or in an open loading bay gets soaked. Wet foam is heavier, and it is a poor thing to leave for a morning walkthrough.
November 1 is key day and the clock change. Daylight Saving Time ends Sunday, November 1, 2026. Evenings get darker across Metro Vancouver and the Fraser Valley. A last-night carry after the movers leave is a harder job than a pickup booked earlier in the week.
The next person's start date is the deadline. A lot of leases in Metro Vancouver end on the last day of a month. If your agreement says you are out on October 31, the suite needs to be empty on the morning of November 1. A couch still in the living room is part of the walkthrough.
Elevators and loading bays are shared that weekend. End-of-month moves stack up in Vancouver, Burnaby, Richmond, New Westminster, Surrey, and North Vancouver. Same-day or next-day pickup may be possible when the schedule allows. Share photos so the team can plan the floor, the elevator, and the truck stop.
What usually gets left behind in rentals and condos
Walk every room the way the walkthrough will. Closets, the balcony, under the bed, the storage locker, and the parking stall. Keep what is going on the moving truck. The rest is the pile.
Living-room furniture that lost the space
Worn or unwanted pieces fit furniture disposal.
Bedroom leftovers
When the bed is the main piece, that is a mattress disposal job.
Kitchen, laundry, and the small stuff
Book a mini fridge or microwave with appliance disposal. A dead printer can align with electronic disposal, and dry cardboard with recycling disposal.
The locker and the balcony
If the locker is on your lease, it is part of the empty-unit check. Locker overflow is covered separately in our fall strata locker cleanout. Bagged rubbish may align with garbage disposal.
Set these aside. Paint from a wall touch-up, solvents, a propane cylinder from a balcony grill, and any unknown container. Set them aside and tell us when you book. Policies for specialty items can vary.
Furniture, mattresses, and the stuff you are not taking
Decide the moving truck first. The truck has a limit. If the couch, the mattress, and three boxes of books do not all fit, the extras need a plan before move morning.
A donation only counts if it leaves before the walkthrough. A clean, complete piece with a charity pickup already booked can go. A couch still listed online on October 30 is a haul. If that pickup is cancelled, you need a backup the same week.
Mattresses stay indoors until the crew is on the way. Foam holds rain. A wet mattress is heavier on the stairs and a worse item to hand over at a walkthrough.
Keep, donate, or haul
We recycle and donate when possible. Share photos so the team can plan. Pricing is quoted by volume, and the firm price is confirmed on-site. Request a free quote, or read how volume quoting works on our junk removal page.
What rain and a darker evening do if the pile waits
A mattress in a loading bay picks up the rain that blows in. A couch on a wet balcony gets heavier and can pick up mold. Carrying either one after dark, once the clocks have fallen back, is a slower job on slick stairs.
Some buildings limit how long items can sit by the garbage room or in a parkade. Check the rules before you stage anything in a common area, and mention the loading window when you book. A pile beside the bins can still be yours on walkthrough morning. Open the locker if it is part of the tenancy.
Book the pickup on a different window from the movers
Movers and a junk crew on the same morning compete for the elevator. Book the leftover haul for a day before the moving truck, or for a clear window after the keep pile is already on the truck and out of the hall. Say which one when you book.
The unit should be empty for the walkthrough. Closets, cupboards, the balcony, under the sinks, and the storage locker.
Tell us the access. Floor, elevator booking, parking limits, stairs, and where the truck can stop. In a house, note a narrow stair, a lane, and permit parking. Book while you can still open the door.
What you can prep before the crew arrives
A general pickup list is covered separately in how to prepare for a junk removal pickup.
Safe DIY prep:
Leave to the crew when you are unsure: a mattress on a tight stair, a sectional in a one-bedroom, and a sofa wedged in a den. Say if the locker should be included.
Single item vs a full haul
Lean single-item pickup when one mattress or one couch is all that is staying behind and the walk is straightforward.
Lean multiple items or residential junk removal when furniture, a bed, boxes, and balcony pieces go the same day, or the suite has to be empty in one visit.
A bin is a different tool. A multi-day project is covered separately in bin rental or junk haul. A move-out leftover pile is usually one visit. See bin rentals if a bin fits a larger cleanout better. Same-day junk removal may be possible when the schedule allows. Book before move day, while elevator windows are still open.
November 1 move-out checklist
1. List what the moving truck will take and what it will not
2. Give donations a date before October 31, then haul anything still in the unit
3. Empty closets, cupboards, the balcony, and the storage locker
4. Keep mattresses and upholstered furniture indoors and dry
5. Set paint, solvents, propane, and unknown containers aside
6. Book the elevator or note the stairs, parking, and the truck stop
7. Request a free quote and say the pickup must be before the walkthrough
8. Schedule junk removal on a different window from the moving truck
9. Walk the empty unit the night before keys are due, including under the sinks
